Description

MAINTENANCE SUPERVISOR: Full-time position serves as the go-to person for all maintenance issues at HDC’s three locations and residential homes. Must have hands-on person with plumbing, electrical, carpentry and overall maintenance repair. Position supervises all maintenance staff. This includes scheduling, performance evaluations, assigning work duties, ensuring completion of work and overall supervision of departments. Position includes on-call responsibilities. Previous supervisory and maintenance experience required. Must have HS Diploma/GED, driver’s license, auto insurance and driving record to meet HDC standards.

TITLE: MAINTENANCE SUPERVISOR

 

RESPONSIBLE TO: PRESIDENT/CEO

 

OBJECTIVE: DIRECTS AND COORDINATES ALL MAINTENANCE, HOUSEKEEPING AND LAUNDRY FUNCTIONS OF THE HANDICAPPED DEVELOPMENT CENTER. ENSURES COMPLIANCE WITH ALL LOCAL, STATE, AND FEDERAL GUIDELINES. SUCCESSFUL COMPLETION OF THIS JOB WILL RESULT IN ATTRACTIVE, WELL MAINTAINED BUILDINGS AND GROUNDS

 

DUTIES:

 

* SUPERVISES ALL BUILDING AND GROUNDS PERSONNEL.

 

* SUPERVISES THE SCHEDULING OF THE MAINTENANCE PERSONNEL.

 

* PERFORMS EMPLOYEE EVALUATIONS ON A TIMELY BASIS.

 

* WRITES JOB DESCRIPTIONS, PERFORMANCE STANDARDS FOR POSITIONS HE/SHE SUPERVISES.

 

* REVIEWS JOB DESCRIPTIONS, PERFORMANCE STANDARDS AND POLICIES AND PROCEDURES ON AT LEAST A YEARLY BASIS.

 

* TOURS THE HANDICAPPED DEVELOPMENT CENTER RESIDENTIAL CENTER TO ENSURE COMPLIANCE WITH ALL APPLICABLE RULES AND

 

REGULATIONS AS THEY RELATE TO THE MAINTENANCE, HOUSEKEEPING

 

AND LAUNDRY AREAS.

 

* REVIEWS AND APPROVES REQUESTS FOR BUILDINGS AND GROUNDS SUPPLIES.

 

RECOMMENDS NEEDED EQUIPMENT TO PRESIDENT/CEO.

 

* COORDINATES AND DIRECTS THE PREVENTATIVE MAINTENANCE PROGRAM FOR THE FACILITIES. MAKES SUGGESTIONS FOR PROGRAM IMPROVEMENTS AND OBTAINS QUOTES.

 

* ATTENDS ALL REQUIRED MEETINGS AND IN-SERVICES.

 

* COORDINATES THE RECRUITMENT OF STAFF FOR MAINTENANCE AND GROUNDS.

 

* PERFORMS DUTIES IN ACCORDANCE WITH HDC POLICIES AND PROCEDURES.

 

* PERFORMS DUTIES WITHIN BUDGETARY GUIDELINES.

 

* UNDERSTANDS HDC DISASTER PLANS AND PROCEDURES AND IS ABLE TO FUNCTION AS REQUIRED.

 

* ENSURES THAT ALL HDC FIRE DETECTION AND FIRE FIGHTING EQUIPMENT IS OPERATIONAL AND MAINTAINED ACCORDING TO IOWA LIFE SAFETY RULES AND REGULATIONS.

 

* MAINTAINS ACCURATE AND UP-TO-DATE RECORDS ON PREVENTATIVE MAINTENANCE, CONTRACTS, STAFF, ETC.

 

* ENSURES THAT MECHANICAL EQUIPMENT IS ALL MAINTAINED AND OPERATING PROPERLY.

 

* ASSUMES “ON-CALL” FOR ALL BUILDINGS AND GROUNDS PROBLEMS AS NECESSARY.

 

* KEEPS SUPERVISOR ADVISED ON PROBLEM AND POTENTIAL PROBLEM AREAS.

 

* PERFORMS DUTIES OTHER THAN THOSE DESCRIBED ABOVE DUE TO EXTENUATING CIRCUMSTANCES.

* FOLLOWS HIPAA AND CONFIDENTIALITY POLICIES.

KNOWLEDGE OF ADAPTIVE EQUIPMENT USAGE.

 

ABILITY TO WORK CLOSELY AND EFFECTIVELY WITH PROFESSIONAL STAFF.

 

ABILITY TO WORK UNDER STRESSFUL CONDITIONS.

 

ABILITY TO DEAL WITH DISABLED RESIDENTS WITH DIGNITY AND CONCERN FOR THEM AS INDIVIDUALS.

 

ABILITY TO OPERATE THE DEPARTMENT WITHIN THE BUDGETARY GUIDELINES.

 

ABILITY TO UNDERSTAND THE GENERAL PRINCIPLES INVOLVED IN ADAPTATION OF EQUIPMENT.

 

ABILITY TO WORK EFFICIENTLY WITH MINIMAL SUPERVISION.

ABILITY TO USE COMPUTER TO NAVIGATE AND ENTER INFORMATION INTO WEB-

BASED SOFTWARE AND PERFORM BASIC FUNCTIONS RELATED TO

COMPUTER USE. (I.E. KEYBOARDING, EMAIL, DATA ENTRY)

 

PHYSICAL DEMANDS:

 

REQUIRES EXCELLENT PHYSICAL STAMINA.

 

CONSIDERABLE PHYSICAL ACTIVITY INVOLVED SUCH AS BENDING, STOOPING, LIFTING OR PUSHING OF EQUIPMENT THROUGHOUT THE WORKDAY.

 

MUST BE ABLE TO LIFT MATERIALS AND EQUIPMENT WEIGHING UP TO 100 POUNDS.

 

EXPOSURE TO HEAT AND STEAM.

 

FREQUENT CONTACT WITH WATER AND STRONG CLEANING AND DISINFECTANT SOLUTIONS.

 

REQUIRES HANDLING OF BIOLOGICALLY UNCLEAN MATERIALS.

 

MUST BE ABLE TO PASS THE HDC EMPLOYMENT EXAMINATION.

 

MUST BE ABLE TO TOUR ALL AREAS OF HDC WITHOUT ASSISTANCE AND BE ABLE TO VISUALLY INSPECT ALL AREAS OF HDC.

 

MUST BE ABLE TO ACQUIRE NECESSARY DRIVER’S LICENSE AND BE ACCEPTED BY HDC INSURANCE TO OPERATE VEHICLES IN ORDINARY AND EMERGENCY SITUATIONS.

 

TRAINING AND EXPERIENCE:

 

KNOWLEDGE OF ALL AREAS OF MAINTENANCE.

 

MINIMUM OF ONE YEAR SUPERVISORY EXPERIENCE.

 

WORKING CONDITIONS:

 

WELL-LIGHTED, WELL-VENTILATED, WELL-EQUIPPED WORK AREA.

 

MECHANICAL ELECTRICAL EQUIPMENT UTILIZED, REQUIRING CAUTIONARY MEASURES TO PREVENT PERSONAL INJURY.

 

CONSIDERABLE PHYSICAL ACTIVITY INVOLVED, SUCH AS STANDING, WALKING, BENDING AND LIFTING OF EQUIPMENT.
